Hampton Park, located along Hull Street in Central Chesterfield County, is a great story.
Developed by East West Partners, one of the region’s most successful suburban developers, Hampton Park was slated to be another golf/pool/cul-de-sac based planned community, so popular and formulaic during the late 1980’s and into the 1990’s. The story goes that East West Partners did a survey to confirm their plans and surprisingly found that what people really wanted was not another golf course subdivision grouped by cul-de-saces, but a community that connected them to one another. East West was only too happy to oblige.
Eschewing the price and style grouped cul-de-sac development model, East West connected the neighborhood via roadways and sidewalks. To further enhance the sense of community, the developers encouraged front porches on the homes so neighbors would face one another and not live tucked away in the fenced rear yard.
To provide a place for families to convene, Hampton Park built what is the most elaborate neighborhood community center with a waterpark for a pool, a skating rink, putt putt course, nature trail and community center with every game and activity imaginable. Families loved it as did the real estate community as it was unique and spoke to the buyers. Needless to say, it sold well.
Hampton Park was a great success and still occupies a unique place in the suburban Richmond market.
