King’s Charter, located in the Atlee area of Hanover County, can largely be credited with beginning the suburban development trend in the south central Hanover corridor.
The Atlee area is very strategically located within the Richmond region. Located at the intersection of Interstate 95 and 295, central Hanover allows easy access to Downtown Richmond (via 95 South in 20 minutes), Glen Allen and Richmond’s West End (via 295 to the west in 15 minutes) and the industrial and Richmond Airport (via 295 to the east in 15 minutes). Additionally, for those residents whose jobs require traveling the state, being 30 minutes closer to the Northern VA areas can be of great benefit.
With roots dating back into the early 1980’s, the neighborhood of King’s Charter was a massive multi-decade undertaking with an evolving development pattern which included entry level single family homes, larger and more upscale homes as well as empty-nester low maintenance homes. A grocery anchored strip shopping center fronts the development providing retail options and both the middle and high schools located nearby also enhance the convenience of the area on many levels.
The primary styles of construction in King’s Charter are colonial and transitional with mostly 4 and 5 bedroom homes on quarter to half acre lots. Most homes include the 'great room' concept (internally) and materials are generally vinyl (or some brick) on the exterior.
The Ivy Banks section of Kings Charter is considered to be more of the upscale section of the neighborhood.
In addition to being a collection of homes, Kings Charter includes 2 pools, a clubhouse with full kitchen, tennis courts, basketball, sand volleyball, a small lake and bike paths.
