Located off Route 301 (Chamberlayne Road) near the 295 Interchange in southern/eastern Hanover County, Rutland was one of the first new developments in Hanover to be built using the increasingly popular village concept. Developed by HH Hunt, one of Richmond’s larger local developers, Rutland features a mix of single family homes, town homes and commercial space all in close proximity to one another. Anchored by a central community center (pool/playground/lake/walking trails), Rutland is one of the highest density developments in Hanover west of Mechanicsville Turnpike.
Developed on the heels of the market crash of 2008-12, Rutland’s mix of new homes and relative affordability has served it well. Adopting more of a craftsman motif for its exterior look, the neighborhood departs from the transitional colonial styles so popular during the 1990’s and early 2000’s. Sidewalks also help the aesthetic and augment the sense of community. Lot sizes in the neighborhood would be considered small as most of the single family homes sit on sites in the 1/4 acre range. The majority of the homes were built by either the developer HH Hunt or Ryan Homes. Both are known for providing housing on the affordable end of the spectrum.
One of Rutland’s greatest appeals is the proximity to what is a thriving retail hub of grocer, restaurants and other service amenities, making it super convenient for the suburban client. Likewise, the I 295/Route 301 location is one of Richmond’s most strategic as it allows 20 minute access to Innsbrook, Downtown and the airport.
